Discover our webinar dedicated to the SRI to understand, measure and enhance the energy intelligence of your buildings.

Organised and hosted by the Magellan Partners Group, our "Smart Readiness Indicator" webinar brought together experts to decipher this key indicator of building transformation. Speakers included:
  • François-Xavier Jeuland, founder of the Observatoire de l'Immobilier Connecté et Responsable (OICR),
  • Rémi Kerzerho, Smart Building Consulting Manager at Magellan Consulting,
  • Thomas Maréchal, Senior Smart Building Consultant at Magellan Consulting,
  • Mathieu Garnault, Product Manager at VPWhite,
  • Guillaume Beal, Product Manager at VPWhite.

A webinar to respond to the profound changes in the real estate context in Europe. On the one hand, regulatory pressure is intensifying (revision of the EPBD, widespread use of BACS, Tertiary Decree obligations). On the other hand, market demand is changing: "green value" is becoming a determining factor in transactions.

The SRI assesses a building’s ability to integrate smart technologies to fulfil three impact pillars, set out across seven criteria. The analysis covers nine technical domains, including HVAC control, lighting and consumption management, as detailed below:

The Smart Readiness Indicator: why and when?

The Smart Readiness Indicator (SRI) was introduced by Directive (EU) 2018/844 of 30 May 2018 , which establishes a European framework to promote the transformation of building stock towards carbon neutrality by 2050. The building sector currently accounts for around 40% of energy consumption and 36% of greenhouse gas emissions in Europe.

Under this framework:
  • The EPBD sets the long-term goal of decarbonised and smart buildings by 2050.
  • The Tertiary Decree imposes a trajectory for reducing consumption (targets of -40% to -60% depending on the case).
  • The BACS Decree describes the technical means (management and automation systems).
  • The SRI measures the level of intelligence of buildings, an essential tool for staying on track with regulations and maximising benefits.

Key dates
  • 2018: Introduction of the SRI in the revision of the EPBD on an optional basis.
  • 2020: Clarification of the SRI methodology and implementation procedures at European level.
  • 2022: Launch of SRI test phases in several countries, including France (Ministry of Housing and CEREMA).
  • 2024 : Nouvelle révision de l’EPBD renforçant le rôle du SRI.2
  • 2026: European Commission report evaluating the results of the national SRI test phases.
  • 2027: (if the 2026 report is conclusive) implementation of the SRI in all Member States for large commercial or industrial buildings (> 290 kW).

The Smart Readiness Indicator: what is it?

The SRI assesses a building's capacity to integrate smart technologies in order to meet three impact pillars, broken down into seven criteria. The assessment covers nine technical areas (HVAC control, lighting, consumption management, etc. See image below).

How to assess and activate the intelligence of your buildings?

Traditional assessment methods have several operational limitations when it comes to ensuring optimal assessment and, above all, follow-up action to effectively exploit the results:
  • Manual audits are time-consuming, costly and difficult to reproduce.
  • Compartmentalised data and heterogeneous formats make consolidation complex.
  • Lack of real-time measurements to verify operational performance.
  • Difficulty in assessing on a large scale and prioritising actions to improve the SRI score.
  • Coordination with stakeholders is virtually non-existent.

These limitations highlight the need to digitise SRI assessment using intelligent platforms, such as our VESTA solution, which consolidates data, audits and improvement plans. This is essential in order to work with reliable, usab e data that can be used to establish a roadmap and involve all stakeholders in the management of actions.

Digitisation that transforms SRI assessment into an operational business advantage

Our SRI solution provides an overview of the buildings in a property portfolio, a digitalised and guided SRI questionnaire (questions by criteria and technical areas), and a dashboard centralising scores, progress and details by criterion. The VESTA platform facilitates collaboration (discussion and traceability of responses), links concrete actions to each question, and calculates the expected impact on the SRI score.

Results:
  • Faster, more reliable and accessible audits.
  • Clear prioritisation of actions.
  • Operational monitoring (managers, dates, deliverables) to improve SRI ratings.
  • Ability to convert SRI compliance into measurable gains in performance and asset value.
